The residential fire sprinkler industry has made great progress in recent years and as of 2016, Wales was the first country in the world to introduce legislation making it compulsory for all newly built houses and flats to be installed with fire sprinklers to BS9251:2021.

With the rapid advancement of technology fire sprinklers have become barely noticable and aesthetically pleasing, only part visible is an almost flush white flat plate (as pictured).

Residential Fire Sprinkler Installation Process Explained  

Design: Drawings are produced with sprinkler locations and pipework indicated. Hydraulic calculations are carried out to determine system requirements.

1st fix: At this stage pipework is installed at the same time as the plumbing and electrical trades, prior to boarding the ceilings. Sprinkler heads are set to the right height and left with protective caps. The system is fully pressure tested to 1.5 times working pressure to ensure there are no leaks.
 
2nd fix and commission: This stage is carried out close to project completion, ceilings should have had final coats of paint and water supplies live. We then remove protective caps and install white finished cover plates. We install the water supply equipment. Lastly, we carry out final commissioning tests.

Certification: Upon completion, a certificate of compliance in accordance with BS9251:2021 will be issued and O+M documents will be given to the customer.

Residential Sprinkler System Water Supplies

There are three main ways to supply the water a residential sprinkler system needs to operate correctly, 

  • Mains fed - Direct from the water main. This is the most cost effective solution. The water main would typically be a 50mm supply to enable sufficient flow/pressure to operate effectively.
  • Dedicated pump and tank - A storage tank and a booster pump can be used if the water mains is insufficient.
  • Shared boosted water supply - A pump and tank used for the buildings cold water supply can also be shared with the sprinkler system. This can be a cost effective solution on larger projects.

In addition to the above there are several other methods e.g pumped mains supplies and rainwater harvesting but these are subject to approvals and conditions but our design team will consult with you on the most suitable system.

These prices are approximate and are to be used as a guide. Prices below are based on a mains water fed system.

It is almost impossible to create an accurate price list for all fire sprinkler system installations as there are many factors that effect the costs. For an accurate quotation please provide us drawings of the property.

If the water mains supply is insufficient then a self testing pump set and storage tank would need to be added at an approximate additional cost of £2,150.
